Special Projects: Riverfalls Tower Deck Reconstruction
Project Description: The Riverfalls Tower Structure is a 15 story facility including 4 lower levels of parking garage and 11 stories of condominiums. The concrete cast in place structure was originally constructed in 1972. Level 5, where the reconstruction occurred, is the main on-street level incorporating a porte-cochere lobby entrance, street level exterior parking, access to the lower parking garage as well as delivery of services, ADA and other vehicle and pedestrians.
The area reconstructed is a 44 year old cast in place concrete deck (with parking structures beneath) capped with thin-set brick pavers. Two significant water features were incorporated on this deck at the main entry. Water migration through the deck and the water features had seriously deteriorated both the use and the structural integrity of this concrete deck. The deck underside, a roof in the lower parking garage, was experiencing concrete failure and reinforcing corrosion. A structural overlay was not possible due to the restricted clearance of the existing porte-cochere as well as additional weight impacting the CIP structure.
Sub-Contractor: Monroe Street/Lincoln Street Couplet - City of Spokane
Project Description: This project encompassed a total reconstruction of the Monroe/Lincoln Street corridor.
The concrete work included 2,380 CY of PCC pavement, curb and gutter, sidewalks, driveway transitions, traffic curb and island in-fills and one retaining pond. Limited access and steep grades impacted construction with an extremely short schedule.
With grades exceeding 13% and a narrow corridor, the precision to establish and maintain a multitude of break points both longitudinal and transversely created many challenges. Access for pump and ready mix trucks on the incline had to be carefully calculated to allow maximum reach while maintaining allowable slumps and final elevations during the pour and final finishing. With an accelerated PCC Pavement schedule, it was essential to maximize the length of pours without latitude for multiple access points. New intersection from cross streets required careful layout and forming to insure ADA compliance at the ADA ramps while also pouring steep grades on the main roadway. With a sustainable contrete pavement the City will enjoy decades of performance with minimal maintenance....
